Terrafirma Climate Report
Available from 6th February
The Climate Report identifies physical hazard exposure and climatological changes at a property level. An industry first product, this report models data from multiple trusted and award-winning sources to provide insight on how flood, coastal erosion, soil subsidence and extreme wind may change in the future as a result of projected climate change. The report uses two climate change projections, a medium and high emissions scenario. In addition to the physical hazard exposure, the report identifies how precipitation, temperature and wind speed will change at a local level for each emission scenario.
Land Registry Search of the Index Map (SIMs) - Changing of invoicing process (Applies only to CDS Quick Search Ordering (QSO)
As you may be aware, when requesting an official search of the index map (a SIM search) the cost of the search may vary depending on the number of registered titles disclosed by the search.
The charges applied by HM Land Registry can be summarised as follows:
In accordance with Practice Guide 10, HM Land Registry will complete the SIM search order and will only refer to the customers to seek authority to proceed if the cost of the search would exceed £50.
We are now bringing our platform in line with Land Registry practice. From 3rd March 2023, when placing a SIM search order on our platform, user will see the following advisory message being displayed:
Please note, this order may attract a higher fee from HM Land Registry. In accordance with PG10 we will only contact you if the fee payable will exceed £50.00.
Upon placing the order we will apply the initial cost £4* (as well as any standard case fee or service charge fee). If HMLR levy any extra fees, we'll issue an additional invoice for the difference when the result is returned.
For SIM orders exceeding £50 we will contact you in advance of completion of the search to agree any additional fees.
