Glossary

Land Charges Department

This is the department within the Local Authority that holds all the Land Charges records for a property. It is one of the departments our Search Agents must visit when carrying out a personal search.

Land Registry Search

This is a search of the Land Registry database for the title deeds. Conveyancing Data Services Ltd can carry out all the necessary Land Registry searches you may require.

Landlord

This is the person who owns the freehold of a property and rents it out.

Law Society

The Law Society of England and Wales is the professional association that represents the solicitors' profession in England and Wales. It provides services and support to practicing and training solicitors as well as serving as a sounding board for law reform

Lawyer

A professional who practices Law.

Leasehold

This is where ownership of property for a fixed number of years controlled by a lease which includes the power for the landlord to collect ground rent.

Leasehold property information form

This is the document which is filled out by the landlord with all the information on the property and the terms of the lease.

Lender

A lender is the company who provides the mortgage.

License to Occupy

This is an agreement between the owner of a property and a licensee which permits them to occupy a property. It is not the same as a tenancy agreement and a licensee has a lot less security of tenure.

Licensed Conveyancer

This is an individual who is approved by the Council for Licensed Conveyancers to assist buyers and sellers in the conveyancing process.

Listed Building

A Building of special architectural or historic interest. Listed buildings are graded I, II. Grade I being the highest. Being Listed includes the interior as well as the exterior of the building, and any buildings or permanent structures.

Listed Building Consent (LBC)

A permission required for the alteration or demolition of a listed building.

Listed Building Enforcement Notice

A notice issued by a local planning Authority if work is carried out on a listed building without consent, and requiring that the building be brought back to its former state or other remedial works.

LLC1

This is the name of the form used as an official request for the information on a property held on the Local Land Charges Register.

LLP

This is an abbreviation for Limited Liability Partnership. It is a corporate body where the members have limited liability but undertake the management themselves rather than appointing directors to manage the company on their behalf. Often favoured by accountancy and solicitors.

Local Authority Search

This is a search of the Local Authority's records for a particular property. Enquiries are made of the Planning history, the Land Charges Register, the Highways Register, Building Control and the Local Plan. Conveyancing Data Services Ltd can provide both Personal and Official Local Authority Searches.

Local Centre

A small group of shops servicing a small catchment area.

Local Land Charges Register

This is the register where all Land Charges on a property are recorded. It is held in the Land Charges Department of each Local Authority and is inspected every time a Local Authority search is carried out.

Local Nature Reserve

Area designated under the National Parks and Access to the Countryside Act 1949 as being of particular importance to nature conservation and where public understanding of nature conservation issues is encouraged.

Lock Out Agreement

An agreement between the buyer and seller in which the seller agrees not to try and obtain or accept other offers on their property for a specified period of time. This is often used to try to reduce the risk of gazumping.
